In Thessaloniki city center, we completely renovate commercial properties and transform them into modern residences. Thanks to this legal framework, investors can obtain Golden Visa in the most central locations of Thessaloniki at much more affordable prices.

Does Golden Visa provide citizenship or residence permit?

The Greece Golden Visa program provides a renewable residence permit, not citizenship. As long as you maintain your investment, your residence permit is renewed indefinitely in 5-year periods — meaning you have a lifetime renewable residence right. To apply for Greek citizenship, you need at least 7 years of continuous residence, tax compliance and a B1 Greek language exam.

Most of the process can be handled remotely. However, you will need to visit Greece to open a bank account and for biometric data collection. We plan this visit efficiently and coordinate all appointments.

Obtaining a Golden Visa residence permit does not automatically make you a full taxpayer in Greece. As long as you do not reside permanently in Greece, you only pay taxes on income sourced from Greece (property tax, rental income).
