Question 1

What type of company is AkroHouses? Do you only sell real estate?

Accepted Answer

AkroHouses is both a construction and real estate company. We finance, build and sell our own conversion projects. In Thessaloniki, in locations close to the city center, we completely renovate commercial properties and transform them into modern residences. While our priority is selling our own projects, we also offer real estate consultancy for other Golden Visa eligible properties in our region.

Question 2

Who are your clients?

Accepted Answer

Our clients are primarily investors from Turkey who want to obtain a Golden Visa by investing in real estate in Greece. As a company established in Greece, we serve our Turkish clients in their native language. We also provide support in English and Greek for international investors.

Question 3

How are legal processes managed?

Accepted Answer

All legal proceedings in the real estate purchase and Golden Visa application process are carried out by our contracted attorney who is experienced in Golden Visa matters. We provide professional legal support at all stages including title deed transfer, contract preparation, tax number acquisition and visa application.

Question 4

What kind of properties do you sell? Are they all new?

Accepted Answer

The properties in our portfolio are apartments in Thessaloniki, in locations close to the city center. These properties were previously commercial and are fully renovated and converted into modern residences within the scope of our project. Our residences are delivered fully renovated and furnished. Our projects are Golden Visa eligible through the commercial-to-residential conversion model; eligibility is assessed per unit.

Question 5

What is a conversion project? Why is it advantageous?

Accepted Answer

In Thessaloniki, the minimum requirement for standard residential properties is normally €800,000 and 120 m². However, when a commercial property is converted to residential through an official change of use, a different category applies. Our projects are Golden Visa eligible through the commercial-to-residential conversion model; eligibility is assessed per unit.

Question 6

Does Golden Visa provide citizenship or residence permit?

Accepted Answer

The Greece Golden Visa program provides a renewable residence permit, not citizenship. Your residence permit is renewable every 5 years for as long as you keep the property. Greek citizenship is a separate application: it requires at least 7 years of legal and permanent residence in Greece, passing the citizenship knowledge exam, and having made Greece the centre of one's life.

Question 7

Can I work in Greece with a Golden Visa?

Accepted Answer

A Golden Visa residence permit does not replace a work permit. However, as an investor, you can earn income by renting out your property or start and operate your own business in Greece.

Question 8

Does a Golden Visa holder have to live in Greece?

Accepted Answer

No. Greece does not require a minimum stay in the country to maintain residence permit under the Golden Visa program. You don't need to live permanently in Greece to keep your permit active — you can continue residing in Turkey or any other country.

Question 9

Which countries can I travel to with a Golden Visa?

Accepted Answer

With your Golden Visa residence card, you can travel visa-free in the Schengen area for up to 90 days in any 180-day period. This right applies not only to you but to all family members included in the application.

Question 10

How and when is the residence permit renewed?

Accepted Answer

Your first residence permit card is valid for 5 years. When this period expires, it is renewable every 5 years for as long as you keep the property. The renewal process is a straightforward procedure.

Question 11

What is the minimum investment amount for Golden Visa?

Accepted Answer

As of 2026, the minimum investment amount in the Greece Golden Visa program varies by region: €800,000 minimum in Athens, Thessaloniki and popular islands; €400,000 in other regions. However, for commercial-to-residential conversion projects, the €250,000 minimum remains valid — this is AkroHouses' area of expertise.

Question 12

Do I need to come to Greece during the process?

Accepted Answer

Most of the process can be handled remotely. However, you will need to visit Greece to open a bank account and for biometric data collection. We plan this visit efficiently and coordinate all appointments.

Question 13

Does a Golden Visa holder pay taxes in Greece?

Accepted Answer

Obtaining a Golden Visa residence permit does not automatically make you a full taxpayer in Greece. As long as you do not reside permanently in Greece, you only pay taxes on income sourced from Greece (property tax, rental income).

Question 14

Can my family members also get residence permits?

Accepted Answer

Yes. The Golden Visa program covers three generations of family members: your spouse, children under 21, and the parents of both you and your spouse. A single investment can provide residence permits for the entire family.

Question 15

Can I rent out my property?

Accepted Answer

Yes. You can rent out the property you purchased with Golden Visa. Long-term rentals of 60 days or more are permitted.

Question 16

Can my children study in Greece?

Accepted Answer

Yes. Children with residence permits can receive free education at public schools in Greece. Additionally, there are various private schools and international educational institutions such as the American College in Thessaloniki.

Question 17

Can I manage the process without knowing the language?

Accepted Answer

Absolutely yes. Our team provides service in Turkish, English and Greek. All official documents, notary procedures and applications are handled on your behalf. Language barrier will not be an issue at any stage.

Question 18

Can I get a Golden Visa by purchasing commercial property or land?

Accepted Answer

Yes. Greece does not differentiate between residential and commercial property for Golden Visa purposes. Any type of real estate is eligible as long as it meets the minimum investment amount.

Question 19

When is citizenship possible after Golden Visa?

Accepted Answer

The Golden Visa is a residence permit, not citizenship. Greek citizenship is a separate application: it requires at least 7 years of legal and permanent residence in Greece, passing the citizenship knowledge exam, and having made Greece the centre of one's life.
